Our Customer Journey: Five Steps to Your Karoleena Home

You’ve seen Karoleena’s gallery of sleek, modern designs, you know the benefits of modular construction and you’re interested in purchasing a home.

Our simple five-phase process ensures an exceptional experience on your way to becoming a Karoleena homeowner.

1. Consultation

In this initial stage, we help you determine whether Karoleena is the best fit for your needs. After you’ve completed our building inquiry form, our sales team will ask you questions to find out more about the specifications of your desired home, and more about your location, style, budget and timeline. If our modular building process is a fit, your sales associate will work with you to determine the next steps.

2. Design

Our in-house design department provides a series of options that align with your budget. Your desired build will fit either a standard plan, where there are no modifications to the floorplan, or a standard plan with modifications. Once you have confirmed your design, you will be given a Design Service Agreement (DSA), which outlines your final project estimate, allows you to confirm your design, and provides a detailed scope of work and timelines. Signing a DSA moves you to one of the most exciting phases of your project… the build!

3. Build

With modular construction, manufacturing and site development happen simultaneously to reduce the overall build time, so we confirm timelines and deliverables for both your project build and the transportation and install before the build process starts. A dedicated project manager will be assigned to you to answer any questions you may have, act as your liaison between the different departments at Karoleena and assist you through the entire build process.

Once the modules of your home have been craned onto their foundation, our site crew will begin transitioning the modules together with insulation, flooring and drywall, and will complete plumbing, mechanical, electrical and any exterior work. Those final preparations onsite can take two weeks to two months, depending on the size of your home.

4. Possession

Before we hand over the keys, a Karoleena representative will walk you through your new home. Upon completion of your pre-possession walk-through, any deficiencies or seasonal work required will be noted and agreed upon by you and your project manager on your occupancy certificate and sign off sheet. Congratulations – you’re now a Karoleena homeowner!

5. Warranty

Karoleena makes sure that the utmost care and quality goes into the construction of your home. In the event there are any issues with your home, you will be covered. Every Karoleena home comes with a New Home Warranty from National, which is the industry standard 2-5-10 new home warranty – a two-year warranty for labour and materials used to build the home, a five-year warranty for the building envelope and a 10-year warranty for the structure.
